Abstract

Purpose

Research on strategic procurement was mostly focussed on the clients' and main contractors' perspectives, while limited work had been done from a subcontractor's perspective. The paper hypothesises that “strategic capability” influences the latent constructs of power, dependence and collaboration in the main contractor–subcontractor relationship. Therefore, the purpose of this study is to investigate the influence of a subcontractor's strategic capabilities on power, dependence and collaboration.

Design/methodology/approach

A survey questionnaire was developed and distributed amongst the subcontractors in Australia, and 212 complete responses were received. Then second order confirmatory factor analysis and partial least square structure equation modelling (PLS-SEM) analysis were performed to test the hypothesised relationships.

Findings

The findings support “strategic capabilities” as a construct expressive of a subcontractor's unique market position and good business reputation. The findings also suggest that strategically capable subcontractors enhance their potential for forming partnerships with main contractors through dependence (StratC. → Dep., β = 0.84; Effect Size (ES) = 0.713; p < 0.01), collaboration (StratC. → Collab., β = 0.84; ES = 0.697; p < 0.01) and bargaining power (StratC. → Pow., β = 0.83; ES = 0.672; p < 0.01).

Originality/value

The study is one of its kind to explore the impact of a subcontractor's strategic capability on their bargaining power, dependability and ability to form collaborations. Furthermore, results indicate that the “strategic capabilities” of subcontractors can strongly influence their ability to create “dependence”, foster “collaboration” and exert “power” over a main contractor. The findings can help improve the strategic procurement decision-making processes of both subcontractors and main contractors to build better business relationships.

Abstract

Purpose

The purpose of this study is to identify the antecedents of “power” and “dependence” attributes in the context of a construction project and to explore the impact of the antecedents on risk transfer and collaboration to develop a conceptual framework for decision-making.

Design/methodology/approach

A systematic review was performed using various databases to identify the antecedents and their measures. This review followed the established preferred reporting items for systematic reviews and meta-analyses protocols and 246 articles were identified. The articles were qualitatively analysed based on keyword co-occurrence approach using VOSviewer software.

Findings

The findings of this systematic review established latent constructs, that is, “clarity of procurement decisions”, “market structure” and “market competition” as antecedents of power and two antecedents of dependence, namely, “reputation” and “commercial importance”. And a framework was conceptualized to determine the contractual approach and the procurement design should be planned to take in account the scenarios and the course of action to enhance collaboration and control risk transfer.

Originality/value

To the best of the authors’ knowledge, this study is the first of its kind to identify the “antecedents” of the attributes of “power” and dependence and framework was conceptualized to determine the contractual approach.

Abstract

Purpose

Highway projects in India have a history of cost overruns and delay in project delivery, thus incurring huge losses to public funds. The study aimed to measure the extent of influence of various constraints on the overall success of highway projects (e.g. National highway project, state highway projects and major district roads). Based on the literature, various factors were grouped under three categories (a) Project Constraints, (b) Project Governance Constraints and (c) Stakeholder Induced Constraints.

Design/methodology/approach

A quantitative approach was adopted. A questionnaire-based survey was conducted with 435 respondents from the field of highway projects with a minimum experience of 1 year as Project Manager. The data was analyzed by partial least squares structural equation modeling technique.

Findings

It was identified that the impact of project constraints (ES = 0.313) on project success is more than that of project governance constraints (ES = 0.231) and stakeholder induced constraints. Additionally, it was found that project governance constraints have a strong impact on project constraints (ES = 0.535) and stakeholder induced constraints (ES = 0.403).

Originality/value

The study presented in this paper is first of its kind to measure and articulate the impact of project governance constraint, project constraint and stakeholder induced constraints on project success.

Abstract

Purpose

Augmented Reality (AR) and Virtual Reality (VR) technologies possess the potential to transform the scenario of making real estate investment decisions through the immersive experience they offer. From the literature it was observed that the research in this domain is still emergent and there is a need to identify the latent variables that influence real estate investment decisions. Therefore, by examining the effects of these technologies on investment decision-making, the purpose of the study is to provide valuable insights into how AR and VR could be applied to enhance customers' property buying experiences and assist in their decision-making process.

Design/methodology/approach

From an extensive review of the literature four latent variables and their measure were identified, and based on these a survey instrument was developed. The survey was distributed online and received 300 responses from the respondents including home buyers, developers, AEC professionals and real estate agents. To validate the latent variables exploratory factor analysis was used whereas to establish their criticality second-order confirmatory factor analysis was used.

Findings

From the results, the four latent constructs were identified based on standard factor loadings (SFL) that is Confident Value Perception (CVP, SFL = 0.70), Innovative Investment Appeal (IIA, SFL = 0.60), Trusted Property Transactions (TPT, SFL = 0.58) and Effortless Property Engagement (EPE, SFL = 0.54), that significantly influence investor decision-making and property purchase experience.

Originality/value

This study contributes to the literature on real estate investment decisions by providing empirical evidence on the role of AR and VR technologies. The identified key variables provided practical guidelines for developers, investors and policymakers in understanding and leveraging the potential of AR and VR technologies in the real estate industry.

Purpose

Construction industry is one of the worst affected sectors due to the impact of the current coronavirus disease 2019 (COVID-19) outbreak. Therefore, the purpose of this study was to identify the key competencies that should be demonstrated by the contractors in the post-COVID-19 scenario to make them resilient to the adverse impact of pandemic outbreaks.

Design/methodology/approach

A survey instrument was developed using an extensive literature review and was tested using a pilot study. It was then administered online using survey monkey to 900 respondents, out of which 324 complete responses were obtained. The data analysis was performed using exploratory factor analysis and second-order confirmatory factor analysis.

Findings

After analyzing the data, it was identified that the most critical competence was managing site safety (standard factor loading (SFL) = 0.91), followed by leadership skills (SFL = 0.88), technical competence (SFL = 0.81), managing supply chain disruption (SFL = 0.73) and financial stability (SFL = 0.48) that were found to be less essential from the respondents’ point of view.

Originality/value

The study is first of its kind to identify the core competencies that should be demonstrated by the contractors to cope with COVID-19-induced disruptions. The findings of this article can be used by the practitioners to develop policies and procedures for selection of contractors.

Abstract

Purpose

Construction projects in the real estate sector are important for a nation’s economic growth. However, owing to several constraints and stereotypes, the construction industry is suffering from major capital losses. A review of recent literature revealed that risks occurring in real estate construction projects (RECPs) carried out in developing economies can be divided into four categories, i.e. financial risks, design risks, execution risks and sociopolitical risks. This study aims to identify the critical factors that lead to these risk categories and develop a control structure for RECPs.

Design/methodology/approach

A quantitative method, i.e. a questionnaire-based survey, was used for this study. Using a random sampling technique the questionnaire was distributed to selected, highly experienced project managers. To determine whether the factors identified as part of the literature review strongly influence the categories, the factor analysis of the observations was performed.

Findings

The observations made in this study lead to the identification of six critical risk causing factors, i.e. lack of efficient planning, execution constraints, external constraints, client-induced constraints, project constraints and partner experience. The observations indicated a lack of knowledge of project management, organizational culture and a claims redressal mechanism in RECPs. Also, this study recommends a blockchain-based control structure to control the occurrence of the risk causing factors identified.

Originality/value

This study recommends a blockchain-based control structure for controlling the risks occurring.

Abstract

Purpose

In the current era of technological advancement, the architectural, engineering and construction (AEC) industry is undergoing a radical transformation, prompting researchers to explore new breakthroughs that can revolutionise the construction process. This paper delves into the use of cutting-edge technologies such as building information management (BIM), blockchain and the Internet of Things (IoT), along with advanced management techniques such as work breakdown structure (WBS) and Agile thinking, to enhance the industry’s efficiency, productivity, quality and cost-effectiveness. Moreover, the pressing need for a sustainable, secure and transparent sector amplifies the significance of the proposed research.

Design/methodology/approach

This study’s research approach comprises an intensive literature review to construct a conceptual framework, followed by an exploratory questionnaire to validate the framework.

Findings

This paper demonstrates how blockchain combined with a WBS and a BIM platform may boost collaboration in order to experience efficient and trusted workflow scenarios that can overcome many of the challenges given in a traditional building technique. The research findings emphasise the benefits of the proposed new mentality approach, which incorporates all of the previously described tools/techniques to the business.

Research limitations/implications

This paper highlights the advantages of leveraging a combination of blockchain, WBS and BIM platforms to boost collaboration and enable efficient and trustworthy workflow scenarios that can surmount the difficulties inherent in traditional AEC industry collaboration methods.

Originality/value

This study provides original insights into the challenges and opportunities of using blockchain for AEC collaboration, by exploring the potential of decentralised blockchain networks to improve the security, efficiency and transparency of collaborative data sharing and management.

Abstract

Purpose

Effective safety communication facilitates the sharing of relevant knowledge that helps to improve safety behaviours, such as superior hazard identification and compliance. This study aims to explore channels by which construction companies can effectively communicate health and safety (H&S) among communities of their operations.

Design/methodology/approach

Based on a quantitative research approach, this study addressed the knowledge gap through a cross-sectional survey of 250 contractors (comprising 155 building and 95 road contractors) involved in various projects in the Ghanaian construction industry. These contractors were selected by using a stratified simple random sampling technique. Data obtained from the survey was analysed through descriptive (i.e. frequencies, mean and standard deviation) and inferential (i.e. exploratory factor analysis) statistical analyses.

Findings

The findings from the mean scores revealed that all the 12 communication channels identified in the literature, confirmed through piloting and examined by the respondents, were important channels through which construction companies can effectively communicate H&S amongst communities of their operations. The exploratory factor analysis revealed a clustering of the 12 channels of communication into 5 components: “safety demonstration in the community”; “social media”; “mass media”; “community engagement”; and “opinion leaders”.

Research limitations/implications

This study offers construction project managers the means of managing one of the major stakeholders of a construction project (the community). It provides an actionable opportunity that can be leveraged strategically to integrate community members into projects to promote synergy and local content inclusion while gaining a peaceful atmosphere to achieve their project goals.

Practical implications

Practically, this study provides construction project managers with a means of managing one of the major stakeholders of a construction project (the community) and also demonstrates the integration of community members into projects to promote synergy and local content inclusion. This would give construction organisations a peaceful atmosphere to accomplish their project objectives.

Social implications

The social implication of this study is that the study offers society a means of creating safer Ghanaian communities by offering them the knowledge of identifying hazards and avoiding risky behaviours, creating a good safety atmosphere in these communities.

Originality/value

This study presents construction organisations with a unique opportunity to transfer and share novel external knowledge within a different social system (the community). It contributes to the state-of-the-art knowledge in H&S communication by providing channels through which H&S can be communicated in a developing country such as Ghana.
